How much home loan can I get?

Two limits apply at once. Lenders fund a share of the property's assessed value, and they cap the EMI at a share of your net monthly income after existing obligations. The lower of the two decides your sanction.

Should I choose a floating or a fixed rate?

Floating rates track the lender's external benchmark, so they fall when the benchmark falls and rise when it rises. Fixed rates hold for an agreed period and cost more upfront for that certainty. Floating suits most borrowers who can absorb some variation in EMI.

Are there prepayment charges on a home loan?

RBI guidance bars foreclosure and prepayment penalties on floating-rate home loans taken by individual borrowers. Fixed-rate loans can still carry a charge — check the offer terms.

Does a co-applicant improve my eligibility?

Usually. Adding an earning co-applicant lets the lender count both incomes, which raises the amount you can borrow. Co-applicants are jointly liable for repayment.

What is an encumbrance certificate?

It is a record from the sub-registrar's office showing that the property carries no outstanding legal dues or charges. Lenders require it before disbursal.
